Hotels, resorts, and buildings worth keeping.
We design hospitality, mixed-use, and adaptive reuse projects around what a site already gives you: its landscape, its culture, its existing structure. Developers, public agencies, and contractors bring us in when a building has to perform as well as it photographs.

01 — Selected work
Six projects, six different problems.
Each of these started with a constraint someone else called a dealbreaker: a sloped site, an existing shell, an opening date that couldn't move.
Chuxiong Wellness Resort & Spa
A spa and guest-room village stepped into a sloped site so no roofline breaks the trees. We planned the bathing sequence, arrival, and back-of-house together, which kept the wet-area structure and the operator's staffing plan in agreement before construction documents.

Qingcheng Themed Hotel
A themed guest experience built on a standard room module, so the story lives in arrival, circulation, and facade instead of costly one-off floor plates.
Hengqin Culture and Art Center Library
Library interiors for a culture and art center in Hengqin, Guangdong.
JW Commercial Renovation
An existing shell reworked for a new tenant mix. We kept the structure and re-cut the envelope only where added daylight paid for itself.
Tengchong Kongshan Healing Resort
A healing resort for the Kongshan landscape of Tengchong, Yunnan.
Topaz Tower Adaptive Reuse
An existing tower in San Pedro, California, re-planned for a new use.
02 — Services
Six practice areas. One team stays on your project.
The people who sketch the concept are the people who answer RFIs during construction. Nothing gets lost in a handoff, because there isn't one.

01
Hospitality
Urban hotels and resorts, from feasibility massing through FF&E, coordinated with your operator's brand standards from the first plan.
-
02
Adaptive reuse & historic
Existing buildings re-planned for new uses. We resolve code path and structural strategy before design development so surprises surface early, when they cost less.
-
03
Mixed-use
Hotel, residential, and retail on one podium, with circulation and servicing separated early so each use works on its own terms.
-
04
Interiors
Public areas, guest rooms, and amenity floors detailed alongside the shell, so nothing gets value-engineered twice.
-
05
Wellness
Spa and bathing programs where wet-area structure, drainage, and staffing drive the plan from the start.
-
06
Renovation
Phased work on operating properties, sequenced so the building keeps earning while it is under construction.
03 — The practice
Every site arrives with things worth keeping: a view, a slope, a local way of building, sometimes an entire structure. We design around those first. It's how a resort fits its hillside, how an old shell becomes a new hotel, and how a project keeps its value long after opening day.
Fit the brief
We start with your pro forma, your operator, and your schedule. Design decisions get tested against them as we go.
Respect the place
Climate, landscape, cultural context, and history shape the massing. Building with the site costs less than fighting it.
Build for decades
Passive strategies, durable materials, and plans that can be re-tenanted. A building that adapts holds its value.
04 — Leadership
You'll work with us directly.
A principal leads every project from first call to certificate of occupancy. We work in English and Mandarin.

07 — Book a consult
Tell us about the site. We'll tell you what's possible.
A 30-minute call with a principal. Bring the address, the program you have in mind, and any constraints you already know about. You'll leave with a read on feasibility and what the next phase involves.
